The Aggressive Approach to Getting Your Home Sold:

  1. Submit your home to our local Multiple Listing Service.
    Professionally market, photograph, and advertise your home so that potential buyers and brokers will discover the value of your home versus the competition.
  1. Prospect daily to potential buyers, investors, developers, the surrounding neighbors, our past clients and centers of influence, and the brokerage community.
    We proactively work to create interest and offers on your house from the first day you hire us. Our #1 goal is to show all the interested parties the value in your great property.
  1. Promote your property to the most qualified, professional agents in the county by presenting the property’s best features and benefits.
    We will mail, fax, and email the information to the top brokers in town and make sure they know the benefits of your property versus the competition. If possible, perform a broker preview in the first week of the listing for local brokers in the area. We will contact you with the broker’s feedback and recommend any changes regarding the condition or price.
  1. We will give weekly updates, any feedback we may have received, and any changes in the market place.
    When we take a listing, we constantly communicate and update our clients regarding showings, offers, market updates, and consistently recommended changes.
  1. Send a ‘just listed’ mailer to 500+ people in the area informing them of your property. (Can keep price confidential)
    This gives you more exposure to other areas and creates leads for buyers. On average, have between 20-30 local listings and will try to sell your building to our list of current, qualified buyers.
  1. Send an email and letter to over 1,500 people in our past client and center of influence database notifying them of the new listing.

    In Today’s market, 90% of buyers look up homes on Homeseekers.com, Realtor.com, and XMLS listing services. By listing with us, we will make sure your property is exposed and marketed to these websites, so that all the potential buyers have access to the listing pictures and information.
  1. Obtain local exposure through paper advertising.
    Submit ads to Distinguished Homes Magazine, Estates Magazine, O.C. Register, SC Times, Sunpost News, Pennysaver magazine, and any other appropriate Orange County media available.
  1. Create a professional flyer with high quality pictures and feature comments to help promote your property. 
    We will professionally create an eye catching flyer with professional photos and a list of the best features. Also, we will constantly keep flyers box stocked for the buyers who are driving around the neighborhood.
  1. Add additional exposure through a professional sign and lock box.
    We try to make it as convenient as possible for buyers to see your home with easy showing instructions and a key lockbox. In addition, it is common that potential buyers drive through neighborhoods and call on the signs. We will try to tell them the benefits of your property versus the competition.
  1. If you would like, we can perform open houses.
    We will perform open houses whenever it is convenient for you and your family to possibly pickup buyers for your property.
  1. Whenever possible, pre-qualify the prospective buyers.
    We don’t like to waste our client’s valuable time. We will make sure potential buyers have the resources and motivation to close the deal.
  1. Represent you on all offer presentations…to assure you in negotiating the best possible price and terms.
    When we receive an offer, we will use our knowledge and sales skills to negotiate you the best price and terms. We sell homes at a high level and have the skills to get you the best terms.
